Our Staging® to Sell services are tailored to meet each client’s needs so the entire listing, marketing, and moving process goes as smoothly as possible. We help our clients through this progression so they can move on to the next stage or phase of their life with as little complications as possible, and hopefully sell their home faster or for more money than homes in their market that are not staged. Services and Pricing
This service includes reasonable travel time and we spend time with sellers making recommendations on preparing their home for sale; educating them on the importance of Staging® and conditioning their home for sale; and offer advice to address problem areas in their home prior to listing. You can get a one hour in-home consultation with a typed follow up report for only $135! It is then up to the seller to implement our recommendations with or without further help from us.
This service is tailored to the do-it-yourself homeowners that are capable of performing the work required themselves but need a third party to add elements of creativity and organization to the process.
After an initial phone consultation we will set up an appointment with you to walk through your property. This appointment typically takes 1-2 hours. Our Accredited Staging® Professionals bring with them a fresh, unbiased opinion of your property and will view it for the first time the same way potential buyers will when agents start showing your home. During this appointment, the Staging® Professional will photograph and take notes on every room inside your home as well as the exterior.
Within 48 hours, you will have a professional written plan for you to start executing in order for you to prepare your home for market. The report will contain recommendations on items such as furniture placement and rearrangement, repurposing of rooms, accessorizing, paint colors, decluttering and pre-packing, cleaning, repairs, and more. The written report is typically 20 pages or more and will also consist of photographs, paint color suggestions, and other visual aids. Once the homeowners have executed as many items in the plan as possible, we come back to your home for a final recommendations and tweaking appointment.
Fees based on square feet:
1,000 to 2,000: $195
2,000 to 3,000: $295
3,000 to 4,000: $395
4,000 to 5,000: $495 and so on
This service is designed for homeowners that would like to outsource the entire process of preparing their home for sale. Active lifestyles or general lack of creativity prohibits sellers from moving forward.
After an initial phone or email conversation, our Accredited Staging® Professionals set up an appointment with you to walk through your property, just like we would when hired to write the comprehensive Staging® report. Within 48 hours, we will come back to you with a bid of how much it would cost to perform all tasks required to stage and prepare your home for market.
The bid will contain a Staging® fee which includes Staging® time, list of rooms to be staged, complimentary travel time, load/unload, and de-Staging®. Additional items in the bid could also include accessory and/or furniture rental, storage, third-party painting fees, and/or third-party professional cleaning fees.
An investment of 1% to 3% of the home’s asking price is your best return ratio. According to the National Association of Realtors, an average Staging® investment in your home between 1% and 3% of the home’s asking price will typically generate a return of 8 to 10 percent. However, spending more will not typically generate an equivalent increase.
There is no up-front cost to you to prepare a bid. We can do as little or as much as you want of items detailed in the bid. Please contact us to schedule an appointment.
